  • At a minimum, the contract must include a zoning certificate (Section 10.7), title search, sewer diagram, and other prescribed documents. We obtain and include these as part of our conveyancing service.

  • Once a buyer is secured, most sales settle within 6-8 weeks. However, timing can vary depending on finance, negotiations, and the property type.

  • Yes, but these rights often involve separate titles or licences. We advise on transferring water access licences under relevant NSW water legislation.

  • Buyers may request changes such as extended settlement or additional inclusions. We review all proposed amendments and ensure your interests are protected before agreeing.

  • Yes. Incomplete disclosure or incorrect contract terms can lead to disputes or delays. Our team ensures full compliance with the Conveyancing Act 1919 (NSW) to reduce risk.

  • We coordinate with your lender to arrange for the discharge of the mortgage at settlement. This is a standard part of the process and is handled by our office.

  • Only if a special condition allowing delayed vacant possession is negotiated. We can include this in the contract if needed.

  • Our fees are competitive and clearly explained upfront. Costs also include searches, certificates, and settlement fees.
